Not a comparison table. There is nothing to compare — a landlord with eight properties facing a possession claim needs the evidence pack exactly as much as a five-hundred-unit agency does, and arguably more, because they have no in-house legal team. Everything below is on all four plans, at every size.

Available on any plan. Add it whenever you need it — you are charged from that day, never backdated. Removing it takes effect at your next renewal.

The support record

  • Support cases with two-stream notes — what the person sees, and the professional record
  • Supervisory review before a note becomes the record: draft, submitted, then approved, returned with comments, or modified and approved
  • A review queue for operators, safeguarding first
  • Corrections that never erase — superseding notes, and redaction that leaves an audited trace
  • Goals, and sessions booked, attested, cancelled or marked no-show, with calendar files
  • Records: upload, categorise per organisation, signed-URL access, delete

People outside your organisation

  • Invite a support worker, attach them to one person, end the assignment without losing the history
  • Contact-card collaborators who never sign in at all

Charged on supported tenancies only, on top of the tenancy rate above. A supported tenancy is one of yours that also carries the supplement — not an extra tenancy.

Usage, and what it costs

You are charged for what you actually use, drawn against a prepaid balance you top up when you want to — nothing auto-bills without your say-so. Use none of it and none of it costs anything.

Current rates are shown in the app before you use anything, and on every invoice afterwards. Reconcile from a CSV export instead of a live feed and the bank connection costs nothing. We compress photographs on upload, so most portfolios never reach their storage allowance — and we never block an upload whether they do or not. Documenting a hazard is not the moment to run out of room.

How we count

We charge for live tenancies. Not properties, not rooms, not lettable spaces. An empty room costs you nothing, and neither does a garage or a parking space. A six-bed HMO on one joint agreement is one tenancy.

A supported tenancy counts twice — once in your tenancy count and once in the supported housing add-on. We would rather you read that here than find it on an invoice.

Your rate never goes up as you grow. It falls at every step and stops at £1.75, which is a published floor rather than the start of a negotiation.

None of the add-ons is required to use Evidix

Your plan is the whole product. Every feature, unlimited users and your included storage — nothing on this page is withheld until you spend more. The add-ons and usage above exist because some operations genuinely need them: supported housing is a different job, live bank feeds save hours a month, and an AI message costs us money to send. A landlord who never opens any of them has a complete, fully functional system and a bill that is just their plan.

We move you up, automatically

As you grow we put you on the cheaper plan without being asked. If your portfolio shrinks, you can switch down at your next renewal — and we will tell you when it is worth it.

Migration you can undo

Your properties, tenancies and contractors come in from a spreadsheet we give you the template for. Every import is a batch you can look at, and roll back whole if it came in wrong — so the first attempt does not have to be the right one.

And leaving is a feature

If you go, off-boarding generates your evidence pack on the way out. The compliance history you built here is yours, and you should not have to ask us for it or rebuild it somewhere else.
