QR viewings · Applicant pipeline · Right to Rent · E-signature
The record starts before the tenancy does.
Viewings, applications, referencing, Right to Rent and signature all happen before day one — and every one of them is something you may later be asked to evidence.

The pain
What this feature fixes.
Viewings are a clipboard and a memory.
Who came, when, and what they asked about lives in a notebook or a text thread. When an applicant later disputes what they were told, there is nothing to point at.
Right to Rent gets done, then not evidenced.
The check happens. The copy of the document goes into an email folder, or a phone. Two years later the penalty regime asks for proof and the proof is wherever that person filed it.
The signed agreement is a PDF in a drive.
You have a signed copy. What you may not have is anything showing it was not altered after signature, or when each party actually signed.
How it works
What you get when you turn this on.
- QR-code viewings — the applicant scans, and the viewing is registered against the property
- Applicant pipeline and prospect register, so enquiries do not fall out of a text thread
- Right to Rent inside the application flow, not bolted on afterwards
- Tamper-evident e-signature on the tenancy agreement, HMAC-verified
- The pre-tenancy record joins the tenancy record on day one
- Everything captured here flows into the evidence pack for the tenancy that follows

With and without
The operating-day difference.
Without Evidix
- A viewing log in a notebook
- Right to Rent proof in someone's email folder
- A signed PDF with no integrity guarantee
- Pre-tenancy history that disappears at move-in
With Evidix
- Registered against the property when the applicant scans
- Attached to the application, and to the tenancy it becomes
- Tamper-evident signature, verifiable afterwards
- One continuous record from enquiry to end of tenancy

E-signature envelopes are metered per envelope. Tenant referencing is built but not yet live — it is not marketed and should not be relied on.
Day one is not the start of the record.
It starts at the first enquiry, and carries through.
