The place you need evidence is the place with no bars.
Basements, void flats, plant rooms, stairwells in a block with thick walls. Exactly where the damp is, the meter is, and the hazard is — and exactly where a cloud form gives you a spinner and loses the lot.
So the write-up happens that evening, from memory.
Photos stay in a camera roll. The inspection becomes a paragraph typed at 9pm. A schedule of condition becomes “generally good throughout”, which is worth nothing at deposit dispute and less than nothing at a hearing.
A contractor doing two jobs a year will not install your app.
Every app-store download is a place the process stops. Ask a tradesperson to create an account, find the right app among three, and keep it updated, and what you get instead is a WhatsApp photo with no context.
